Hi, I am having an prospect client who is going through divorce; he claims to have good salary and willing to share w2 and pay stubs. He also have mortgage which is not an significant amount. Now that I am planning to do full application with him and run the credit hx and background check, can you please advise what are pros and cons I should weigh in - he has listed 4 members including kids and want to rent out for 1 year as it will likely take 8-9 months to settle on his divorce. I am concerned because he does not have any past rental references as he owns the home at this point of time. He is moving from neighboring town
