Does anyone know a CPA in Southern California they can recommend. And how does it work with CPA's is it by the hour, by job ?

I am not experienced in doing this, it will be my 1st one. The rehab loan will be anywhere from 10K-30K. With the VA loan, the house has to be in livable condition. So looking at getting something that is outdated, needs a new kitchen, new bathroom then 6 months later I should be moving so I will be able to sell it.

I would highly recommend having a company like American Home Shields. It is a home warranty program that pays for any broken appliances, with a service fee of $75. I have had it with my rental property in NC for as long as I can remember and it has been a life saver.

So I am working with a broker in San Diego and may close on a house in the next 6 months. I am looking at getting a house that is a fixer-upper and out dated, get a rehab loan and fix and flip it. With the VA loan I will be getting I cannot also do the rehab loan. I am looking to find a partner that can do the construction loan. Or an idea for something else to do.
