Just to keep things interesting, I know there are obviously lots of variables still, but do any of the contractors in this thread want to throw out a ballpark $/SF for these units?  Luxury finishes, detached garages.  Obviously land cost is a huge variable.

Would you want to rent your nice mountain house to a group of 25 year olds?  I wouldn't.   So yeah,  probably being discriminated against,  but I wouldn't get too upset about it.   Just find another place. 

This increase is priced into the markets by now.   I bet the Dow increases the day the rate increase is announced.   The worst thing for markets is uncertainty so this will provide some relief. 

Personally,  I'm hoping this does cause the Denver market to tap the brakes a little and cause a buying opportunity.

I doubt we'll see that kind of rent appreciation.   There is just way too much new product coming online in the next year or two.

@Bill S. Thanks for pointing that out.  So that checkbox allows the contract to be assigned, but then you need an actual assignment form.  I'm guessing the form of assignment isn't as critical if seller has already agreed to an assignment in the sales contract?  The BP form should work fine?

I assume there is not a state-approved assignment form,  right?  In Colorado,  has anyone used the BP assignment form?

@Bill S. Just curious how the Cheyenne property turned out.  I was thinking of expanding my horizons up North since the Denver market is out of control.  Any luck ever getting this thing rented?

So I'm guessing with these crazy bidding wars, nobody is getting into buy and hold rentals right now?  Are there any spots within a couple hours of Denver where the numbers make sense?

 The owners literally use a bank for a few months until the bank catches onto their business model, then they switch to a new bank.  Tenants do pay rent in cash and banks have been training tellers to recognize the smell of pot on the money.  No joke.  Whoever figures out how to legally bank these businesses will make a killing.
