Hey @Brendon Woirhaye that’s cool! I feel it’s uncommon to find people from bigger pockets in Whittier. Have you lived here long? I grew up in Norwalk and moved here in 2019.

Hey @David Arsene this is awesome. I have an ADU I'm working with the city on getting permitted. I have approved plans but have not pulled the permits to start construction. Thanks for sharing, please keep us posted on how it goes.

@John A Murray and yes someone did rat on me. Not sure which neighborhood it was. Bums me out, I don’t party, we’re a quiet small family and my tenants in the front are also very chill and keep to themselves. We don’t cause a ruckus on the weekends (or ever) so I don’t know why someone felt the need to call the city.

@John A Murray hello, so I’ve gotten a couple of code enforcement extensions that took me into 2020, thank goodness. Now that I fall under the new adu laws I’m feeling much better about my situation.

I’m getting ready to apply for the permit and start the process. I have a site plan that has some slight alterations to the adu. A contractor told me that there is a chance that the city may have me rip out the flooring to water proof the foundation and ask to have all the dry wall removed.

If this is the case I’m thinking that applying for the 5 year deferment sounds appealing so I can save up some cash. I read in your post that you contacted the state HCD (I think that’s the acronym). Who was your contact if you don’t mind me asking?

I would like to reach out to them and ask them if:

1) I apply for the permit and building inspection comes to my home and tells me I need to rip up the floors, could I still request the deferment at that time.

2) Or does submitting the application start a process that I will not be able to stop/back out for a few years.

Sorry for the wordy post, I appreciate any input or advice you’re willing to offer, thanks.

Los Angeles  is putting in place a moratorium which will put a halt to evictions & late fees if a tenant stops paying rent.  If I understood correctly a tenant would have 6 months to pay the rent.  Curious to hear how those in LA plan on handling this..

Completely new to real estate. Long time pod cast listener (which changed my life) first time posting on the forums today. So earlier this year I purchased my first property in Southern California (where I live). It has an un-permitted ADU (granny flat) aka garage conversion.

I live in the ADU as I don't need much space so I rented out the main home to absolutely great tenants. Things were going great, tenants pay on time, they don't bother me and they take care of the home as if it is there's. Then I got a letter stating a violation from code enforcement and that the adu of the home I purchased is Not permitted and I need to get it permitted.

The city is really difficult to work with so far but now that California legislature has passed SB-13, & signed by Governor Newsom, I have high hopes that this will all workout and I’ll get my adu permitted.

If anyone has any advice from their experience in getting adus built/permitted in Southern California I would love to hear your thoughts, thank you for your time.

Hello, any southern Californian real estate investors building ADUs now that SB-13 was signed by governor Newsom? I own a property that I’m trying to get an adu (granny flat) permitted but my local city is being very difficult to work with. They have not adopted all from SB-13 as the effectivity date is 1/1/20. Any advice would be greatly appreciated, thanks.
