@Matt Engle thank you! I have reached out to a few people about existing documents, but I was hoping someone in this forum would be able to provide a sample or a redacted version at minimum.

A friend and I are embarking on a 16 unit building and splitting the financial burden, which is the easy part to divide up. However, we aim to do more deals in the future and want to develop a good operating agreement/delegation of duties. In addition, I am also considering death or disability insurance established for our business.

Please offer any good suggestions on terms and/or experiences I can glean from.

Thank you in advance for your help!

@Ned Carey thank you for providing me with some good things to consider. I have read some of your prior responses about the Baltimore and all of it has been helpful.

@chin p I'm not concerned about the partnership or the deal. My concern is with section 8 pros and cons or general investing in Baltimore.

Hi Forum,

I have been offered a partnership deal for a Class C or D property in Baltimore City. I have invested in RE prior to the market crash in 2008 and this will be my first purchase since then. The plan is to use the BRRR strategy using Section 8 or VA tenants. If you have experience investing in this area or have used the prior mentioned type of tenants for the planned strategy, please comment.

BTW this is my first post in the Forum. Please be kind and patient.
