Thanks everyone. I have received the application back since posting my original post.

She has provided proof of income which exceeds the income requirements and has agreed to the $1,000 non-refundable holding fee, that will become her security deposit. I've verified her employment, which she's worked there for 19 years. Her previous landlord speaks very favorably, and she rented there for 10 years. No pets, doesn't smoke, no car payment.

The showing did go well. She was the first to respond to my listing. And not to sound naive, but she does seem like a very sweet and genuine person.

Also please keep in mind that I am currently living here, and I will have to hustle to be moved out by June 1, which I plan on doing so that she can begin moving in at that time.

Thanks for you input, Jon. I'm actually living in the house currently, with my honeymoon ending on May 25th. I'll be trying to move out over the next couple of weeks.

That is great idea to collect the "to be" security deposit and reduce my risk, while I hold it for her. I feel she is the tenant I'm looking for and that she wants the rental as well.

Hello all. Sorry for the newbie question here… I did some searching but have a specific question.

I'm renting my house as I prepare to move in with my fiancé/soon to be wife in 2 weeks. I found a tenant that I really like, and she has the application in hand which I hope to receive back tomorrow or the next day.

I suspect she will be letting her landlord know in the next 24 to 48 hours that she's moving, and I'm unsure of a move in date, possibly June 1, or mid June, or July 1, is what I am expecting to hear.

So my question is when to execute the Lease agreement, security deposit, and first months rent? I really feel that I have a good tenant and want close the deal in a professional manner.
