Hey @Mike Dymski, I'm in the same predicament where I use Xero for my accounting but a 3rd party PM so currently I'm manually booking JEs to get info from the PM's Owner Statement into  Xero. It works but its painful. Ever find a workaround?

@Jason Bott Awesome answer, that’s really helpful! The items you listed as must-haves I already have included in the quotes I’ve gotten. Definitely going to look into the others you mentioned. What is special/broad form? Any thoughts on coverage amounts? First investment property so not too versed on legal costs etc if something does go wrong. Do you think $1M is fair coverage?

Hi all, under contract on my first ever investment property! Its a duplex and is a great deal. Before we get this party started, question foryou pros on insurance. Did some research and sounds like I can’t become an LLC because banks won’t loan to you since they can’t come after your personal assets. Makes sense to me. What type of insurance do you guys get on your investment properties (coverage types, amounts, etc)? Anything specific to look out for? Got a few quotes and thinking $1M in liability is where I want to be, what do you think? Quotes look to be about $70/month on the duplex. Cheers Rich
