I'm from philly but live in GA now. Do you have any idea what area you want to start with?

I always give people who want to start investing the same advice. I tell them to join the local REI group and go from there.

Dan, I hate to break it to you, but that is not how you get your first deal. A couple of things to remember:

1: You don't do deals on properties that you don't have total control over. If you are doing a flip the most common method is a Purchase and Sale Agreement with the right to assign your interest.

2: To really get some valuable help, do a google search for the nearest REIA group in your area, go to a meeting, join it if you like it, and start off bird-dogging for an investor, and take advantage of all the meetings, books, conversations, seminars, and tools that the REIA group has in place.

I suggest doing some reading about Wholesaling, Rehabbing, Lease Options, and Foreclosures.
