As far as visiting along the Emerald Coast, my personal favorite to visit are the 30A and Destin areas.  I've owned STRs here, and they do perform well for sure! The downside is how much properties have appreciated.  I know of a couple that are currently available and the numbers still look pretty solid ~ 

As an investor and realtor along the Emerald Coast, I'm always asking myself the same question.   My most recent personal acquisition was in PCB for a lot of the same reasons that @Kyle Momany said earlier.  You'll generally find more cash flow opportunities there.  It's just not my favorite area to visit, but clearly there is a ton of rental demand out there. lol 

I'm also exploring the greater Tampa market right now, which will probably be my next purchase.  The biggest issue in that market is the regulations are more complex and don't seem to be as established as the Emerald Coast.

@Duane Richards - As an investor and agent in the area, I'll confirm that the rental demand continues to be quite strong.  We're about to start our high season next month, and that'll be the true test of the market rental demand.  Anecdotally though, reservations seem to lining up with previous year's performance at this point :)

Wherever you land, I would try to ensure that the agent has a track record of sales in that area and (hopefully) owns at least one STR themselves. While it's not pivotal, it does help when an agent can assist you with first hand knowledge.

If this is your first STR and it's remote, I also recommend ensuring that the agent is willing to help you after the sale with finding contacts to support your initial setup to get your business running.

How much did you end up making in actual rental revenue again on this one? I know it was only rented part time w/ you living there most of the time.

@Melanie Wilmesher - I recently purchased another STR in PCB and have owned other in Destin and Fort Walton Beach. As an active investor and agent, I'll confirm that the price-to-income ratio for a vast majority of the homes in the Emerald Coast as well as the Sun Coast (i.e. Tampa area) is pretty terrible; however, there are still deals that we're finding every day.

With our most recent acquisition of a 5 bedroom in PCB, the numbers have been quite strong, even in this off season where everyone seems to be complaining of low performance.  We actually just got a medium term rental in our place that signed a $35K lease until the next high season hits! 

I'm sure you'll find the perfect place wherever you land -- My recommendation is just make sure it cash flows using conservative projections :) Good luck!
