If it is an old class C property, 20%-25% of income for maintenance would be appropriate.

@Greg Thibeaux @Alex Deacon Do you guys think this oversupply hitting the market is concentrated in Class A multifamily or equally spread across all asset classes? I am very interested in class C and B- multifamily but would be open to other strategies as well?

@Alex Deacon A data science study of London and the residing areas used number of coffee shops as a leading indicator for gentrification for sub markets. This seems a little funny but actually worked with reasonable accuracy. I would like to go to areas which are potentially in the path of progress and see who is walking around and what they are doing. What do you think about this relating to the Pittsburgh market?

@Account Closed Do you mean the autonomous vehicle will cause a de-urbanization in which people will choose to commute in their driverless car far distances to work rather than live nearby their CBD?

@Mike Pastor Hi Mike, what is your opinion on student housing around University of Pittsburgh and Carnegie Mellon as well as area nearby such as Shadyside, Bloomfield, East Liberty, and Larimer?

@Account Closed wow what a great response! I agree with most of what you said, however I am a little less pessimistic about the demographic change occurring in Pittsburgh already. I like your idea a lot about finding class C properties in the better school districts with 2 BRs. What particular markets do you see these types of opportunities especially like you said "WHERE OTHER PEOPLE ARE NOT LOOKING". Thanks a lot!

Hey @Tim Schroeder I have a friend who is running a few airbnb properties in West Hollywood in Los Angeles. I think a place that attracts many tourists should be your area of focus, especially where hotels are consistently booked and in very high demand. There are a few hotel markets that are experiencing oversupply such as NYC so I would recommend staying away from those.

@Matt Snow What "disruptions" do you see coming in the near future in RE based on blockchain, autonomous vehicles, and other technologies?
