How do you handle sec deposits in relation to roommates. I presume u divide the sec dep by the number of roommates, and each gets their own escrow account? Or do you put it one with all names on it?

What do you do when one vacates and is replaced?

And ultimately when the final one or all vacate and there is some damage/severe cleaning to do?

Just had some long term tenants leave. There is a full (24x52) vinyl window (tiled in) in the shower/tub area. The window is 30+ years old, i don't remember who the manufacturer was and the label is probably on the frame somewhere. The spiral balance was busted and mold was forming in between the glass. I was able to replace it with a window from a similar size stairwell window. But it leads me to question what do you do in your units to protect the window? I was thinking inside the frame vinyl blinds or vinyl pull down shade.

Just had some long term tenants leave. Found out that they broke the shelves in the fridge (tempered glass). Do you just replace or put something else, like wired shelves,other tempered glass, or plexi glass?
