Hi Holly! For starters, great questions. When you're going through the process of managing units from afar, definitely a good idea to make sure you have a team in place (ex. preferred contractor, maintenance person, or realtor), and a dedicated management tool handily ready — especially given the current situation with the pandemic. Keyless entry systems are also a great way of innovating for your property (ie. using tech like this is a clear value add). 

One way you can go about it would be to offer virtual listing tours. As people across the U.S. are being encouraged to stay home in the face of the COVID-19 outbreak, tenants still need to look for rental properties and landlords still need to fill rental vacancies — so, a virtual rental property showing is your next best option. As long as the tenant can adequately view the property and talk with you, the landlord, special filming equipment isn’t necessarily required. Since it is in a different state, you'll still need a preferred contractor / maintenance person in case of emergencies, so, it might be better off if this contact helps in that virtual showing process. It is awesome to that you're shopping around for the right platform to help you with managing maintenance requests as they come in. A good idea would be to pursue a platform that offers it all, but is still built for individual DIY landlords/rental owners who are trying to avoid going the Property Manager route. There are definitely some tools that can help with streamlining this process. 


Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool), automated maintenance tracking is key (and having everything in one spot makes a world of difference when it comes time to have a contractor come in and make a repair). The best thing to keep an eye out for are tools that give your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to build credit; this can create an added incentive for making sure they pay that rent on time). Congratulations Brandon! Exciting to hear you're getting things moving, and definitely leverage your online network to get some leads on a good maintenance person. That said, there are definitely some tools that can help with managing things moving forward. Some services also offer you the ability to run your entire rental business online, and allow the tenants the additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time). I'm with Joe on this. I also think that there are definitely some tools that can help with managing rent payments moving forward (would make it much easier on you as you submit those payments through to your LL) and can provide additional capabilities which makes it an easier sell on your end (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure the LL gets signed up).
