Hey All - I am a new investor wanting to get started in the Tampa and surrounding area's. I am currently flipping in NJ but the winters are taking their toll! Will be virtually wholesaling for now until I relocate.

I deal in SFH and any advice on Title Companies, Lawyers, bird doggers and Real Estate Agents familiar with wholesaling as well as markets to target and those to avoid will be greatly appreciated.

I would love to get to know local investors and other real estate professionals, so please reach out so that we can talk real estate!

Thanx and have a great day!

Investment Info:

Single-family residence fix & flip investment.

Purchase price: $284,000
Cash invested: $60,000
Sale price: $385,000

Bought a single family house that another flipper gave up on. He had problems with permits that became our problem. Took a few months longer than usual because of this but the end result was a win for everyone involved!

How did you finance this deal?

Hard Money

How did you add value to the deal?

When we flip we do everything, new kitchen, bathrooms, flooring, paint. Everything down to changing out the outlets and switches. It's like buying a new house!

What was the outcome?

A win for us and a win for the homeowner!

Lessons learned? Challenges?

Sub more of it out to save carrying expenses

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
