You can write up a very simple JV Agreement and sign that with your investors.

Interesting. I've used Anderson Advisors to write up JVs and they have said it would be super expensive to have more than two parties on one JV. Are you using a new JV for every property?

 I have about 10 people who want to make their funds available to invest in rehabbing single-family homes. What is the best way to utilize that capital? Is it setting up a hedge fund?   Any advice on this would be amazing. Thank you in advance
