I have a Tenant that moved out, She paid me first , last and security when she moved in. I gave her last mo nth back when she moved out as Section 8 Paid me Last months. After she moved out I found out that there was a great deal of Damage to the unit. Smoke Damage in Every room, Every door in place was cracked and needed to be replaced. She left garbage furniture behind where I needed to pay to get rid of it etc. I then put a stop payment on the checks as it cost me $4500 to repair the unit. Her security deposit and last mo nth equals 2600. So I am out 1900.  She is not happy. Everyone I talk to says  give her the 1150 it's not worth th headache and I will lose in court. On Principle its kills me to pay her when she didn't care about my apartment. What would you do? Pay her or fight her in court? I have never gone to court but I have been told Judges typically favor the tenant. 

UPDATE- I ended serving the tenant. She called me right away. I met with her and negotiated her leaving by March 1st. I am paying her one months rent to leave. I get paid by section 8 while she is there. It worked out.

I want to sell a property as the market is very high right now. 4 family. What are the best for sale by owner sites? Anyone that has done this I would recommend any tips that made it a success. The market is so well I want to sell now and parlay that money into a better property.  Thoughts? 

I sent he a email that she most likely sees when her eyes are open 30 minutes a day because she is on so many meds.  I offered her her last months rent if she is out. Only when she is out . I told her cash or oi would write a check directly to her new landlord. Told her to have the new landlord text me. 

The Propert a 4 family is in North Attleboro Massachusetts. I am going to file the eviction paper work on the feb 1. She has till Jan 30 to get out.  I will do as much of it as possible to save from paying an attorney 150 a hour.  Thank you folks!  PS- the good part is that I get paid 90 % while she is there. So it could be worse ... 

I have been dealing with a low life POS tenant for 2 years. I have to chase her down for her 100 bucks of the 1300 a month rent. She smokes POT and cigarettes in a non smoking building. Her daughter has overdosed twice in the apartment.  I gave her 60 day notice that I was not renewing lease. She needs to be out by Jan 30. She told me she needs her last months to move as she has no money. Do I do the court thing, waste my time and money only to have a judge keep her there as she can't find a place? I asked her leave a year ago and she could not find a place.  I do get paid 1200 of the 1300 a month on the 1st. The entire building are great, clean people besides her. I am afraid I will lose good tenants because of her. What would yo do?
