Hello, I am a landlord with 4 SFH's in El Paso, TX. I am looking at expanding further in El Paso as well as possibly into the San Antonio area. I am looking for referrals for an accountant in the El Paso area that has real estate experience and that can offer good advice on future investments. Thank you.
Post: Wooden Floor resurfacing

Can anyone be able to give me an idea of how much does it cost (avg.) to resurface/rebuff a wooden floor. This would be in the New York area. It would be a small room, aprox. 30-40 square feet. It seems to be just daily foot traffic, minimal to no gouging of the floor. Maybe an average price per square foot? Thank you

Thank you all for your responses. Looks like ill be spending this weekend cleaning mold. Long term i'm going to be looking at installing a ceiling exhaust fan but short term I did find special mold killing paint from ACE Hardware, in case anyone else finds themselves in the same predicament:
Zinsser White Mold Killing Primer 1 qt. runs about $14

Have a single family home rented out to sect 8 tenant. Recently Housing Authority conducted an inspection and found mold growth in bathroom ceiling and grout in wall tiles. They have informed me that ceiling will need to be repaired and repainted and new grout applied. My question is: Shouldn't the mold growth be responsibility of the tenant since she is not giving the bathroom enough ventilation after showers and not performing regular cleaning of the bathroom walls (tile and grout) otherwise I'd be having to perform these "repairs" on a regular basis....

It's kind of hard to answer that question since there are many variables involved, to name a few;
- what part of town are you looking into investing in.
- a turnkey ready vs a rehab
- amount of down payment you can afford
you might want consider taking an online real estate investors class at EPCC that will help you understand some of the intricacies of real estate investing. Bigger Pockets also has analysis forms that will help you determine if you are going to cash flow on an a property based on information that you plug in such as taxes, vacancy costs, repairs etc. You might also consider joining a real estate investors club locally, this will help you start networking and possibly finding deals that other investors want to get off their portfolios.
