Yeah it's a tall order and thank you for responding.
Only problem is I don't have the college education to apply for something of that magnitude, which has to be pretty competitive - I took the road of the entrepreneur and ran a business with a friend last year along with some other ventures.
But that hasn't stopped me from learning anyway, so, I figured the next best way would be to bird dog. I asked this in another post but maybe you as well as others can input. What are some indicators, that investors like to use, that arent typically found in an analysis report. And, how far outside of real estate do investors study for their indicators ?

Hello everyone!
I am new with real estate investing and will be taking the route of a bird dogger. I am aware of some of the general financial indicators analysts use when making a decision about a deal, but, are there any others investors like or would like to see on a CMA that aren't traditionally thought of?

Appreciate everyone's time - will make this as simple as I can.
Currently in school getting my residential license with the hopes of eventually going to commercial and creating my own REIT to take public.
Obviously I have very little experience in real estate and realize this is jumping the gun. However, to get to this magnitude I would eventually have to start small - what additional certifications will I eventually need? Securities Dealer? Commercial license?
Since I am starting on a smaller scale I would like to get my feet wet with putting syndications together. I've heard co-sponsors are the way to go and bird dogging for the newbie. Any others where I can bring value to investors?
I'm also living in San Diego where everyone tells me how saturated the market is. The way I see it, especially with commercial and our tourism, there are plenty of opportunities.
