Howdy folks,
Cannot believe I haven't been utilizing Bigger Pockets for so many years. I was binge listening to the earliest podcasts near the beginning. Anyhow, I need help. I am really wanting to do a Subject to deal with a family friend. They are amenable to it, once I explained how it works. And they have a 30 year fixed 2% mortgage. I already have an appointment with my regular attorney on Wednesday. He has closed several cash deals for me over the years, however, I am betting when I mention subject to, he's going to say "What is that?" And I know I need one that is very familiar with these, so that I make sure I get all of my t's crossed and i's dotted. The deal is in Hopewell, but I am in Richmond right now. Any suggestions, I would be extremely thankful. Bobby.

I was thinking that yes, as I was already looking at places. However I locked in a deal today in my hometown, Hopewell, that will keep me there from May-September. I definitely still need to get linked up into some of these local meetings. I'll message you my contact info, maybe we can let each other know about meetings we find.

Hi Yao. Thank you for mentioning your atty. I am in the search of the same. Very helpful. I have done very few deals, seat of the pants, looking to be more legit going forward. I will be happy to see the details as your lending deal goes forward. I have done hard lending twice in the past, good results on the first, still waiting on the outcome on the last one. Good luck to us both. Don't hesitate to reach out to chat as I am in Richmond.

Hi John. I'm in Church Hill right now. Transplanted from Hopewell. Always worked in Richmond though. Would love to meet and chat. The previous reply looks like great advice, you should do that as well. I'm not a seasoned investor, I own a few rentals, but definitely need more education and networking. We can all work together to be successful, this is a great place for it. I haven't utilized it as fully in the past as I should have. Good luck to you, and reach out if you would like to meet. Smooth Sailing.

These are all great responses to your post. I might be closer to your personal position than the others giving input, all good stuff. I'm a little older 54M and riding a lease out until end of April in Church Hill. I have a few rentals, took a long time to get to that position. I am looking at a place to lease close by that is $1,795/mo, wondering if I can use this as a business expense in LLC? I too need to link into the local groups, I am capable of retirement in September and looking at the same area with some of the same considerations. Let's say you got a 3 or 4 BR place, does your timeline fit for my situation? Sounds like you are in a hurry. Perhaps the place I'm looking at to lease? I'll find something, I just like the idea of like minded individuals. Sounds like you have carefully weighed option so far, and I love the advice in this post so far. Reach out if I can help, sort of newbe to newbe. I have 4 properties so far, but look how long it took. Smooth Sailing.
