I have a question. Our 4 plex has a unit vacant. It has been vacant for about 2-3 weeks (with advertising). With the vacancy, we are still cash flowing around $600 per month. We have had a ton of calls about the property and a couple of showings but nothing serious. We do have qualifying standards (must complete application with background check,  income must be 3 times amount of rent, 0 evictions, positive references, 600+ credit score FAIR) RENT: $550 per month, $350 deposit. Since we aren't getting many showing and are receiving a lot of calls on the property, are our standards too high?

I am considering pulling the trigger on my first deal this weekend. The deal is on a 4-plex for roughly $175,000. I have already worked out the loan details, got a %4.5 interest rate putting 25% down. The 4plex has renters already so it would be pretty much a turn key property and right now the rent is pulling about $1950. My mortgage is estimated around $1000, so that would be $950 cash flow....no considering maintenance and repairs. I am planning on managing it myself. Anybody have any advice or think this is just not a good deal? I know it's hard to give opinions without knowing more details, just looking for off the cuff ideas/comments. Thanks, Rob

Does anyone know what the approximate insurance cost would be on a 4-plex split into two different buildings, $180kish. I am considering making my first deal on this property... Super nervous!!!! Thanks.
Thanks for the reply. I met with a wholesaler last Friday that mentioned he had a mentor named Rick, I am wondering if it's you. I met with a guy named Eyan, really nice guy. I am trying to make that first deal probably either in the San Antonio or Del Rio (where I currently live) area. Just need to find the right one!
