Single-family residence buy & hold investment in Bradenton.

Purchase price: $250,000
Cash invested: $7,000

3 bed/2 bath single family home, upgraded stainless steel appliances, granite countertops, hardwood laminate flooring throughout, updated bathrooms,

What made you interested in investing in this type of deal?

Originally purchased as primary residence for school district and rehabbed to rent.

How did you find this deal and how did you negotiate it?

For sale buy owner before listed driving around an area I wanted to buy in. We negotiated and everyone was happy. I knew the area and new the market was coming back, bought turnkey early, did a few upgrades while we lived in it and now rent makes cash flow

How did you finance this deal?

Bank loan

How did you add value to the deal?

40k in equity

What was the outcome?

Positive cash flow

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

Just me and the seller

I've purchased my second Investment property purchase and currently getting it ready to rent. I've come across the problem where my DTI is too high to purchase more.

3 bed 1 bath on 2 acres in great area, close to town, great school district.

What made you interested in investing in this type of deal?

Sounded like a smart idea to buy a house to live in while the Army was paying for it and rented two rooms out to Army buddies while living in it...

How did you find this deal and how did you negotiate it?

Knew what I wanted, searched until I found it and made sure it was in a good area, close to town and good school district.

How did you finance this deal?

Conventional 30yr fixed

How did you add value to the deal?

Bought with equity

What was the outcome?

Valuable equity available in home purchase
