@Adrian Smude  Thanks for sharing!  I was just talking with a few people about seller financing and how great it can be, especially when you start reaching your maximum number of conventional loans.  By presenting a "placeholder" deal, do you mean going through the numbers, location, process, etc of the property?  I have heard this before on a podcast and thought it was a good idea, but I didn't know exactly how to go about it.  Thanks so much!

@Devin Hughes That's great to hear!  There were some great podcasts about being deployed and investing at the same time, I wonder if those would help your situation at all?  I appreciate your service as well!  At least you can use the time to learn as much as you are able to and then come back to network.  That is what I really struggled with, but it gets easier and you start making a lot of friends, which is the point of it all!  I really do appreciate everything you said, good luck to you and your wife as well!  We should try to meet sometime after your deployment.

@Matt Nusbaum Thanks so much for reaching out!  I would love to connect as well.  I go to Lakeland a lot, so I am sure I could make my way over to Tampa at some point as well.  Right now I am trying to build capitol and get better at recognizing deals and running numbers.  Fortunately, my family and I are moving from a less than safe rental property, so our time is being taken up with that, but once we move (moving to Eustis) most of my free time will be spent focusing on getting better at the areas I am struggling in now.  What types of properties do you invest in?

@Danny Randazzo Thank you! Very excited to start. I will be looking to house hack a SFH or a residential MFH. Currently moving to a new location with my family, so I will be learning a new market as well. Lots of things to look forward to!

Hey everyone,

I just wanted to share that I have now listened to every single BP podcast episode out currently (Yes, I did leave a rating and review, haha!) and can't wait to start listening to the Money and Business podcasts! When I started listening to these episodes, I didn't know what any of the REI terms had meant, I didn't know anyone who has investment experience, and I definitely didn't think that creating a life of passive income to become financially free was possible for me. Now, I attend as many meetings as I can, I am networking and making friends, I am much more knowledgeable about REI and I know how I want to accomplish my goals. I still have yet to buy my first investment property, but listening to all of these episodes has given me the information, motivation and opportunities I need to start investing. If you are just starting out and it seems overwhelming, just start listening to the podcasts and write down anything that you don't understand so you can ask about it later in the forums. The success you want happens one small step at a time!

@Tim Swierczek Thank you so much for going into detail about the 203k loan. I had heard of the streamlined vs standard, but I didn’t know the difference. I have heard that trying to get a 203k Loan can be a process, is it difficult to find a property that will qualify for it, or is it just more red tape to get through?

Congrats @Sean Rooks! Thanks for sharing your experience. I am still new to investing and hoping to use the BRRRR strategy in the future. You make a great point that it was a base-hit investment property. Base-hits like this one will continue to build your wealth, and every now and then you will find a home run, I am sure of it. Congrats and can't wait to see what is next for you!
