I understand. But the silent partner although they are putting in most of the capital has no active toll In the development or management. The fact that I am handling and running all day to day has to be worth something right?

@Lennon Lee
Thanks this article is definitely helpful. Any other books or ways to learn about structuring these deals and how to present them would be much appreciated. I have the deals just don’t have the investors.
Thanks

I am a Real Estate Broker and General Contractor. I have always done development deals myself and never had partners. I have 2 bigger deals I want to do and need investors or partners. I can turn key these deals. Develop, build, manage. What is reasonable for an ownership split on these deals?

I am an experienced multi family investor/ developer. I have always done my deals with no partners just with family. I have a few larger deals in opportunity zones that I want to JV on. I have no idea how to structure these deals. I am not really sure what the equity guys should get and what I should
Get? Any advice on this would
Be greatly appreciated. Keep in mind I own the land,
I am a GC and Real Estate Broker. I will turn key the project. Develop, build, manage. They are only putting on the 25% to get the construction loan. Which is a big deal, just saying they are not actively working in or on the deal.
Thanks
