I'm getting my real estate license in Michigan this year. My question is what should be my main focus in the first 6 months? And for seasoned agents, what was the biggest mistake in the first 6 months of your career?

I want to invest in my first property and came across the FJA 203K rehab loan and I really like the idea of it but I just wanna know if there is a professional opinion that I could get because maybe there is another loan I don't know about or restrictions, I'm from Metro Detroit area. Hey everyone, My name is Roberto I'm a new investor and I don't have great credit but it's decent I'm in the process of building a savings , and I have no assets....Now my question is - Can I apply for two different loans on one deal so I don't have to use any of my own money? I'm pretty sure I have to pay closing costs and other fees but for beginners with little money and no assets how's it done?
