Would you think it’s a good idea to put down 25% and increase cash flow?

My timeframe/strategy is to buy and hold for 10 Years. I do strongly believe Austin has a growth cycle ahead with multiple tech companies moving into the trillion dollar valuations - Google is next to join the Trillionaires club.

I hope I’m not experiencing analysis paralysis.. Lol 😅

Hey guys, I’m new to BP and RE investing in general. I’m pretty hopeful of round rock and the surrounding Austin area. Any ideas if buying in Round Rock is a good play right now? A lot of tech companies are moving in and expanding operations within Austin (Apple, Google, Dell, Oracle, Facebook). I keep hearing of a “cooling period” across the US but the Austin RE market seems so hot. Is it the right time to buy in Round Rock/Austin or Am I going through investor fomo?

This was my worry, typically how much is a safe amount to put aside for repairs? I know typically repairs/capex should be budgeted even for new homes.. I will be managing the property with my father.

I was calculating 4% for interest rate on an investment loan (using the builder kickback to buy down the rate)

Assuming 20% down and monthly payments of $1000 mortgage payment, $611 prop taxes, $60ish hoa, $60 for home insurance(builders insurance) comes out to $1731/month expenses. Is there anything I’m missing? It’s tight for sure.. I chose round rock over pfluggerville due to the high population density, Easy access to highways and shops, etc.

Is buying at $272k a good move if I am looking for an appreciation play? Or am I buying at the top of the market?

I’m thinking about buying my first new home construction in Round Rock, Texas as an investment rental property. Builder is asking $272k for a 3bed/2bath 1875sqft townhome. Am I crazy to consider this a good deal? Running the numbers I won’t cash flow more than $80/month assuming $1895 rent income.
