It's important to have a method to quickly analyze a property based on the numbers, allowing for things such as lost rent, rental management, insurance, taxes, etc. Property Trackers is a good source to analyze properties quickly. I also built an easy to use excel spreadsheet that analyzes a deal factoring in debt service, tax, insurance, vacancy, property management, and gives you multiple types of analysis such as ROI, Cap rate, etc. If you like I can sent it to you.
