@Don Konipol So what? As long as the owner gets his or her money, it doesn't matter what it's contingent on. Do you know any Wholesalers who take 6 months to provide money to their sellers? And we can help owners who have been on the expired listing, with fast cash; owners who need quick cash for whatever reason.

@Terrell Garren do you know all wholesalers, sir? As far as taking advantage of distressed property owners, you are full of crap and assuming that most distressed sellers are stupid. And according to some people, Realtors are low on the totem poll. For example, " An auction gives property owners the best way to sell their real estate quickly... " That's far more efficient than listing it with a Real Estate Agent and waiting patiently for the best offers to come in." Pros & Cons of Real Estate Sale by Auction - Home Guides.com

@Cody L. It is their ticket in and is very lucrative. If done ethical, wholesaling provides a great service to the community.

Vince do you recommend I do a double closing on larger spreads as opposed to an assignment contract?

What happens if you get a property under contract and you can't find a cash buyer?

I have a buyers criteria sheet that I give out at REI meetings that helps me get started.

How do I get a copy of it
