@Caleb Brown

205k purchase

Unit A WAS renting for 900, but I want to ask 1100 to list and maybe come down to 1000 when signing a tenant.

Unit B WAS renting for 700. Price needed for rehabbing is unclear.. I'm replacing the fridge and dishwasher, fresh coat of paint everywhere and some hard flooring put down. Still quite a bit of work to be done but after all is said and done I want Unit B to rent for 900.

Not sure if I'm using the word "rehab" right, I didn't have a budget outlined for that. This is my very first time doing this, and it's all on my own with my own two hands on this one.

Can't express how excited I am that I finally GOT STARTED!

Completely new to real estate investing but I have been slowly working to generate the capital for my first investment for years.

This duplex was purchased with FHA, I'm living in Unit A and rehabbing Unit B. I will move into Unit B for the remainder of the FHA requirement because Unit A rents for more money.

I'm also extremely new to this resource and community. I've already purchased both volumes of Multi-Family Millionaire and introduced myself to my mastermind group.

Any other tips, tricks, points of direction, or resources anyone could recommend moving forward would be highly appreciated!

Again, very excited to be here. Thank you.
