I would sand them. Rent a hand sander at your local Home Depot. Stain them to match your rails, And apply polyurethaning. Very cost effective and will look great.

BP, I submitted an offer on a duplex. The seller wants $65K I offered $50k with $2,900 sellers concession. I haven't got a response at all and it's been 4 days. Does this mean I offered to low? Or are they weighing the options?

Hello Will, Syracuse south side, rehabbed a 2family. I want to buy a couple more in this distressed area for cash flow, then Change my area to either Tip Hill or Eastwood. A lot of houses don't come up for sale at the right price in those areas.

Would you mind sharing the list? It would be greatly appreciated. Cross examination of the list would be helpful.
