find a successful, producing real estate agent, and work for free or cheap, and learn how deals are done first hand.

hey guys were you able to learn delray STR rules? @Desiree L. @Alissa Kronovet im looking into it now as well. from a quick glance looks like you can as long as you obtain STR permit

you can qualify for a conventional loan with 5-10% down up to 4 units only if you fall within the income guidelines. depending on the area, its typically no more than $80k. so if you make more than that, you have to go FHA 3.5% down of conv. 15-25% down depending on how many units. so the person i bought the home just replied to me and said it was a total cost of $18k, of which he ended up only paying $4k of. seller paid the rest 

Call my friend Alex Gordon and tell him i dropped his name--862- 812-6460..

hey @John Walter ! thanks man. I'd be interested to here about your Elizabeth investment. Its really close to Bayonne too I am definitely intrigued by that market
