I'd also be careful if the owner pays utilities. These can get out of hand as you have no control over them and what does the tenant care if he blasts the heat 24/7 and keeps the windows open at the same time... their not paying... you are x 4

Huge Rutgers fan and alumni.

First game was a big one against the former big east champs in Cincy and we blew it big time.

Our TRUE FRESHMAN qb tom savage started last game against Howard (it was against a bad team) and he is very impressive so far...
I was also on TV and zoomed in cheering them on I heard... GO RU!

This data is JUST for fort myers sfr's correct?

REO's are declining but it seems the banks are holding onto foreclosures and not releasing them?

Jeff & Rich at what ppsf would builder's come back into the market in the cape/leigh/ftmyers area or what does it cost psf to build the avg 1600 sq home?

When looking at your data Jeff, is the median price a better indicator of where homes are selling since the avg. price can be skewed by a couple of very high priced properties?

Tom,

Are you apart of your local REIA? You have to find the properties that are not listed on the MLS - where the owner needs to have his property sold yesterday.

Marketing and networking are what you need to do to find these properties.
You also need to know what a good deal is in your market so that when you do talk to owners, you know at what price to lock the property up at

Read through the posts/blogs/articles on BP and you will find specific ways... marketing to absentee owners, bandit signs, telling everyone at your REIA who you are and what you do are some ways to get your name out there.

with employment close to double digits and no signs of going down, I don't see how housing could be recovering. No matter how cheap houses are, if people are out of jobs, they can't afford the upkeep of a home.
Probably shouldn't be buying brand new cars either even if they do get $4,500 off
