I'm going to the US embassy in San Jose, Costa Rica to close on a refi of a rental I own.  They're saying I'm allowed a maximum of three documents.  Has anyone gotten away with claiming the closing packet is one full document?  I'm not sure what my other options are if not.

I have a duplex with a large back yard. I have to keep it mowed all spring and summer and it's costing me a lot of money.  Any recommendations, such as tarp, or something I could do as a low maintenance solution for most of the yard? Thanks!

I work internationally and own rentals in Washington St. and W. Virginia. I just finished the Bigger Pockets book on taxes and realized I need a new CPA that focuses on real estate investing.  If you are one, or know anyone I'd love to talk to them. Thanks!

When getting an owner’s statement from your property manager, how do you have them break down your smaller, monthly expenses vs. big ticket items? Do you pay for big projects separately or does it show up on your monthly statement? I’m having a hard time separating the two.
