Nathan, great information! Thank you for your response. I am just getting started in real estate investing. Just dipping my toe in so to speak. But I am the kind of person who tends to be a little OCD about things like this. Want to be sure I'm doing everything properly from the get-go from getting an LLC set up properly to obtaining the correct insurance. I have every intention of following the law to the t. Can you tell me, what type of insurance you obtained to operate your businesses? I currently have a $500,000 policy for E&O missions for my notary practice. Would I need to obtain something similar as a real estate investor? I'm sure the real estate attorney could direct me in this area, but I was just curious. Thanks

Thank you, Jason, I will for sure look for a real estate attorney here in San Antonio and see if I can get a consultation set up. I'm not sure I really need all of that documentation to be a notary,  but I for sure want to make sure everything is handled correctly once I start investing, especially with other people's money. Thanks again!!

I am currently working as a Texas Notary Public, loan signing agent, and as such have already established an LLC for tax purposes. I am wondering if I need to set up a new LLC for Real Estate investing or can I use my current LLC. This is not a difficult thing to do here in Texas, you don't need an attorney to set it up for you, just need to fill out the appropriate paperwork, pay the fee, and file with the Secretary of State office. The current name I am using is not really appropriate for investing purposes, so thought about registering a DBA name with it as well in order to do my investing. Any advice would be appreciated.

I am very new to REI and am currently learning and absorbing everything I can from BP as well as books, youtube, and additional Podcasts. My BHAG is to learn how to wholesale and get my first contract by the end of the first quarter of 2023. Feeling a bit overwhelmed, but so ready to start creating some income that can push me towards my ultimate goal of owning a few rentals for residual income.

Good afternoon everyone! I am very new to BP and the world of real estate investing. I am 50 this year (goodness did I just say that??) married and have two grown boys. I recently took a free 8 day masterclass just so I could have an educated conversation with my college son and found that I am hooked!! I have been listening to the BP podcasts as well as many other REI podcasts and you tube videos, and have learned a great deal in just a few short weeks.

The holidays are not the best time for me to get started on this new chapter in my life, but I am excited and can't stop bingeing everything real estate I come across. Currently reading "the richest man in Babylon" and "the wholesaling blueprint", and listening to the BP podcasts every time I get in the car! Attending local Texas REI meetings and attending another free 3 day event in Dallas on the 18th of this month. Soaking it all in and taking lots of notes.

I am in the south Texas market, specifically San Antonio, and plan to start doing some wholesale marketing in January. Looking for a mentor/partner someone I can help find deals who will teach me the ropes. My son is beyond excited and can't wait to graduate so we can start building a portfolio of properties together. My goal is to find one wholesale property deal each month of 2023. I have the time, and the means, though I would prefer not to have to dip too far into my own pocketbook to get started.
