Ok here is the situation i have and maybe someone can give a way we can do it.

I have acquire a individual willing to fund the projects of getting homes and rehabbing them to rent/flip. Now neither one of us has much cash on hand but he has a credit score of 800 and the loan officer said he was good for any loan but the problem is i guess cant get the loan for the house and the cost of the rehap in the same loan, would have to be 2 different loans or is there another way we can do this. thanks ahead of time?

Ok really not sure how to begin but just going to see how it goes. I have just recently got more into real estate buying and flipping/renting. reading everything i can on different ways to do it and also what to look for, have read so much my brain hurts...lol anyway got a few questions.

1. Is there a way to purchase homes with not so good credit these days with little money available, i have looked into tax del. homes but need to read much more on those. Also have read up on hardmoney loans and not sure i want to go down that road. i have also looked into my 401k but my plan does not allow me to loan against it and i would have to do a hardship request and the most i could get is $5000.

2. All the reading i have done points to its best right now to buy and rent the house out right now in my area (eastside of cincinnati). i mean there a atleast 15 to 20 homes i know can be bought and fixed with little money then rented very easyily. Am i seeing this correctly in most areas?

im not giving up pursuing this but like i said in my first post i have alot of resources to fix up houses and there are alot of houses near me. Just not sure the step by step way of starting. i mean i established my resources have done some homewrork on this and i am constantly reading, learning everything i can.
i work a full time job, and i just tryiung to get this thing started. So many ideas in my head i catch myself driving down the road most times looking at homes thinking what i would do to that home remodeling wise am i crazy or does anyone else do this?

Ty you for the warm welcome from all and i will answer all questions best i can as i said really new to the housing market outside of remodeling a few houses for friends and family.
Joel Owens: i have just added a pic sorry for the delay on updating profile i work full time second shift and only get here on the site when i get home but should be good now. As far as the investing side i am fairly new to the investing part just researching and looking to get started rehabing house for extra income short term goal, long term goal is to be able to purchase house for flipping or renting to be able to retire from current job and do it full time and then pass it down to my kids so as they can share in my dreams.
@James: my goals is simply find someone to take me under their wings at first and learn also to partner up with so as i can retire from my full time job and work towards a better future. spending more time with my wife and kids. sounds corny i know but its the honest truth. i mean i am new to this and i have aquired many resources on the remodeling and design side but just dont have the finances to start a project. have looked in my area and research the housing market here and its doing well by the people i have talked to and also seen on internet sites.
@Marc: Marc i am really not sure about the commercial growth as i am not very knowledgable on that end but i have heard from sources that do deal with that and they say right now and i quote "buying building downtown by the Banks Project is really going good" as downtown cincy is trying to attrack more people to live and build businesses downtown right now. also with the new casino opening up this march means more people coming downtown.
