Investment Info:

Single-family residence other investment in Yuma.

Purchase price: $310,622
Cash invested: $3,600

3 Rooms, 2 full bathrooms, 1350 sqft, solid construction, built in 2018.

What made you interested in investing in this type of deal?

I have military orders to Marietta, Georgia. I will sell this property in order to pay off debt. Consequently, buy a multifamily in Marietta, GA.

How did you find this deal and how did you negotiate it?

I found it when arrived in Yuma AZ

How did you finance this deal?

Mortgage payments.

How did you add value to the deal?

Great location.

What was the outcome?

Positive

DO not waste money on stuff you don't really need.

Cash invested: $30,000

Airbnb long term.

What made you interested in investing in this type of deal?

Extra income by renting and the benefits of appreciation.

How did you find this deal and how did you negotiate it?

I found it by checking neighborhoods. I negotiate using short Term apps.

How did you finance this deal?

Regular mortgage.

How did you add value to the deal?

Furnishing it, years passing by commercial buildings built behind the townhouse.

What was the outcome?

Still renting and value keep increasing

Lessons learned? Challenges?

Did not know about tools on how screan tenants. I did my own lease agreement. Biggest challenge was deal with my 1st eviction.
