Hi Walter. Thanks responding. I'm looking to find properties that need TLC...rehab and resell.
SFR, 3 bed, 2/1 bath, ~1200 sq. ft, ~4000-6000 sq.ft. lot.
2-4 unit properties too.

Hi all,
I'd love to connect with realtors in the Palmdale, CA market. This looks like it might be a great starting point for me. I'm a newbie but learning a lot through the BP site.
Please reach out to me if you'd like to connect.
Best regards,
Rodrigo

Hi All,
Where can I get good comps for a property? Is realtor.com, using the "recently sold" filter a good source? Or is an agent the best way to do it?
I want to avoid having a listing agent give me the best comps and leave out less desirable properties. Also, being able to run the comps myself would save lots of time.
Thanks,
Rodrigo

Realtor.com has a "recently sold" filter. That's what I was using.

Hell All,
Other than a listing agent, where can I get good comps for a property?
I found realtor.com. Is this site enough? Any suggestions would be greatly appreciated.
In advance, thank you!

Nick, thank you for responding. I'll be going to REIC meetings coming up in March to meet other investors face to face. The idea of partnering with them had crossed my mind. I am definitely open to the idea.
As for flipping SFR, how far inland would you suggest?
As for the house "hacking" it sounds like a really good idea, but one every couple of years seems a bit slow for me...considering other variables in my life.
As for going out of state, I've thought of this too, but I've heard staying local might be better. I'm thinking if I'm going out of state then why not just go out to places like Riverside or a bit further north like Bakersfield and Fresno.
If you are interested, I'd love to take you to lunch.
Again, thanks for responding!

Jo-Ann, Thank you for responding. I'm a little bit confused on your response. 65% of ARV? I was thinking repairs would be somewhere closer to 20% of ARV. Am I missing something?

Hey all,
I'm a newbie and have a question regarding repair costs. Is there a rule of thumb that puts a limit on the maximum repair costs for a deal.
In other words, is there a % of ARV that repair work should not exceed?
In advance, thank you!
