Great job on the progress.  You'll get quicker on the evals.  You'll need to.

You'll want to evaluate quickly, to determine whether or not you want to see the property.

Once you see the property, you'll know whether to make an offer and at what price.  That whole process should be done the same day (or within 24 hours).

Are you working with an agent (or are you one)?

I have advice, but we don't know each other.  Take it for what it is; advice from a stranger on an internet forum.

The advice I'm going to give is simple, but difficult at the same time.  There are only three steps.

1) Determine exactly what you want.  Go to

https://www.biggerpockets.com/real-estate-investin... and read it.  What sounds awesome to you?  Learn more about that.  Make your end goal very clear.
2) Map out a plan to get to your end goal.  You do NOT need to know every step.  Make a massive, massive action plan to get you moving forward.  Once you start that locomotive moving, do not EVER stop.
3) Figure out if what you are doing is getting you closer or further away from your outcome.  Adjust accordingly.  Constantly ask yourself if what you are doing is the highest and best use of your time.

And, follow these three rules:

1) Never Stop
2) Be the Best
3) Everything Counts

Keep rockin',

So, we can hold you accountable if you wish to what you said.

Post here every time you make an offer.  If you don't get the offer, go back and rehash the deal (lessons learned, price, maybe address if it's important, etc.).

What is your goal in terms of analyzing deals and seeing houses?  Talk numbers.  How much and by when?

Why don't you post what your objectives are?  That way, we can actually hold you accountable.

The answer is probably not.  You have to make it happen.  Nobody is going to take you by the hand and tell you what to do.

Respectfully taken.  Thank you.

For the original poster and anyone else that may not realize the above, an LLC does not stand for Limited Liability Corporation.

Indeed, it's not a corporation at all, though you can form a corporation inside of one if you desire.

Though it may be second nature to people in the know, like @Matthew Kreitzer, who is obviously well-versed in the law, it may not be to everyone else.  I see a lot of people here, and other forums, use the two interchangeably.

Why does that matter?  It doesn't really.  It just may save some...embarrassment down the line.  An LLC is a limited liability "company".

Keep rockin'.

Law speak and slightly misleading. An LLC is not a corporation. You gave the definition of "incorporation", not "corporation".

A Limited Liability Company (LLC) is a hybrid business entity having certain characteristics of both a corporation and a partnership or sole proprietorship (depending on how many owners there are). An LLC, although a business entity, is a type of unincorporated association and is not a corporation.

That's good, since an LLC is not a corporation, although you can incorporate inside of one if you want.

You're asking me financing questions that are specific to your situation.  The answers to these question, I guarantee, are not best coming from me.

In my opinion, you should be SEEING 20 houses per week in person. This means you're analyzing potentially three to four times that amount every week.  It should be a constant activity.

And, generally speaking, there is always money for a good deal.  The less skin you have in the game, the more expensive the money is going to be.  But, it's there.
