@Blue Rybo-LoPresti the local bank I talked to said the same thing along with attending a class on how to manage rentals, I went to a different lender and closed on the house two months later. A lot of banks will tell you no, just go finder another lender or better yet work with a mortgage broker! They literally get paid to get you a loan. Hope this helps

@Kyle Lawrence I invest in Fall River and New Bedford and yes I would get some properties before the completion in 2023 when the state decides to invest 8 billion dollars to connect the trains it’s a no brainer. If you need advice on the good/bad areas reach out.

@Birch Norton take the $400k come down and buy four 400k 3-4 unit multi families putting $100k/25% down on each.

Now is the time to invest in the south coast specifically New Bedford or Fall River, once in a life time thing when the train is coming back to the last two cheap multi family cities in the state "to my knowledge" 3-4 multi family for $300-400k prices will increase across the board when you can take the T to work in Boston then come home and live in a SFH with land and on the water for 1/2 or 1/3 of what you would pay for a 1-2 bedroom apartment in Boston. So regardless of covid, if you buy now once the project is completed in 2023 you can unload and make some money if you only want a short Investment of course there's good/bad areas in each city so driving the properties especially around midnight is key. Just my take, good luck!

@Nicholas Mitrano Those numbers you mentioned you can find in Massachusetts, you just have to go outside of Boston. Are you stuck on NC just because someone is moving there? I would imagine Florida with no state tax or the hotspot Texas would be more rewarding but of course ask your CPA first.

@Jake Ernst Just going off the fact that you saw 30 properties and none of those worked out I’m assuming your market is too high for what you want to buy. A top local real estate dropping a commission? he must be doing a lot of business to have shown you 30 deals and just walk away without getting paid for it or he just understands nothing will meet your criteria until the market drops. Get in the game vs chasing a unicorn location location location and you’ll always be ok.
