What made you interested in investing in this type of deal?

Lower Interest rate at that time. Good Locality. Rental Potential.

How did you find this deal and how did you negotiate it?

I did not let this property come in public listing. Rather, I contacted the owner and made a offer he could not say no to. It was competitive offer and saved a lot of hassle for buyer, however, it was in a very popular area and the "rental equation" was no brainer.
