You can try to buy two at the same time and get a blanket mortgage to meet the requirement . This will be more of a business loan. I know a guy who bought 4 studio condos in my building in Hartford, CT through a community bank and got a blanket mortgage. 

I still have a couple of studios there. If you interested I can send you more info. Just send me a message.

You can get a hard money loan but you must have a large downpayment (like 30%) and expect to pay high interest ( between 10 and 12% with some points).

I know. It's time consuming. There is no service. Always buyer beware.

I have done it tons of time in Dade and broward and bought bunch of  properties in Miami at auction during last crisis. 

Broward is less competitive.

There are no guarantee but there is a way.

Wells Fargo is awfully. Try TD bank instead.

Look at stuff right now but don't try to buy anything. No one knows what is going on and you can throw away a thing called appraisal because no one know what this property will be worth 6 month down the road. 

Will you want to see your investment valued 50% less in 6 to 12 months? 

Better wait to see what happens and then get on a train that has a direction.

looks a lot like 2008-2009 if you know what I mean.

It looks like they are doing $1,000 per employee express funding instead of original $10,000 due to high amount of applications. If you put zero employees then you probably get $1,000 as a sole proprietor. I guess this is until they get things together.

The best one is the one who can fund you loan.

Totally makes sense. Investors want to see where this market is going to take appraisal values. If the prices will start to decline than they can say goodbye to their LTVs.

The appraiser will surely notice this and will put on the report which will make it non conforming house. It will be a problem.
