isn't cash on cash determined on how much actual cash you put into it? (Meaning the down payment) That's my understanding but I am new to all this.

Having never used or actually seen a snow blower in use I didn't think they were dangerous beasts and I also thought, as a landlord of a multi unit, that I was responsible for the snow removal. You have opened my eyes! After reading the comments here I did some further research and found I was not. I will let them worry about it. I am not sure where I read that I was, but glad to be corrected. Thank you all.

I have a triplex in Akron Ohio. This is my first winter and living in California I have some learning to do on snow removal and snow blowers. I have a tenant that just moved in that I am giving a break of $50 a month year round to maintain the yard, including snow removal.  I am shopping for snow blowers. Would love some advice on a brand or something that has worked well for you. I also am wondering about salt. I hate the idea of throwing salt everywhere and having it wash away into the streams. Isn't that bad for the environment? I know to much salt kills vegetation.

Thank you Christina. I'll make sure we get it on Zillow. It is going to take up to 5 days to populate on Realtor.com. Going to take a few more pictures and try to get it up tonight so that timeline starts asap. I do love Hawaii but am missing my family and should head home sometime in the near future, although when all the work is done I may get to spend some time at the beach. It's 80 here today.

We just purchased a listing package on Owners.com. Family just listed there and had really good success. You pay a flat fee to be listed on the MLS. We are going to try it for a couple of weeks. We'll keep you posted.

@Christina Carey as of right now you have to be listed on the MLS to get on Realtor.com.

@Michael Borger Waikoloa Village on the Big Island.

@Kurt Brumfield we have been looking at FSBO.com which let's you pay a flat fee of around $300.00. Just wondering if you had to be on MLS to list on Realtor.com. I know there are some sites you don't have to.

@Eric Dowling you are right. Would be much easier to go with an agent, and my sister in law has 2 in mind, but we want to give it a try to see if we can make a little money.  We have a couple of people that have expressed interest so we will see where that goes. We thought if we haven't found a buyer in a week or two we will list. I can't complain, I am stranded in Hawaii - LOL. 

@Account Closed unlike the rest of the US it is buying season in Hawaii. There are a lot of people here trying to escape the cold. Multiple offers are not really common unless it is well underpriced.

We will list on Craigslist, hadn't thought about postlets. Was wonder if anyone knew of other high traffic areas to post. Does anyone know if you can list on Realtor.com without it being on the mls?

We just finished our first flip and considering the margins are very slim, we are considering going the FSBO route. I have been reading on the forum here a ton of the FSBO threads. I am considering listing on the FSBO.com site and getting on the mls, paying the 3% buyers agent fee and then holding the open houses ourselves. Do any of you sell your flips via FSBO? And if so what has been your most successful strategies, sites to list on, etc? Thank you in advance for your advise.
