Hindsight is always 20/20. It sounds like the first buyer would have strung you out and looking for a way out of the contract. There's an old saying in Real Estate that all the Kings men and all the Kings horses can't make someone buy or sell a house.

I've been investing in real estate for about 15 years and I'm an active Realtor. Having a real estate license has helped me find and sell investment properties. I've both and sold both SFRs and multi family. It comes down to an individual choice of whether I want to be a Realtor or partner with a Realtor. Good luck in your decision, I've never regretted having my license.

No way will I ever again rent to family or friends. The only upside is you know them and a lot more downside

There's an old saying in real estate that goes like this. All the Kings horses and all the Kings men can make a seller sell that doesn't want to or a buyer buy that doesn't want to. You might win in court, but will the time, money and your mental well being be worth it in the long run.

I'm a real estate agent as well as an investor. Many advantages to having a license and opens up more doors. My advice is to get the license.
