In general, are there any advantages of buying a rental property with cash then refinancing later?  I'm looking at buying in a market outside of Alaska and while I want to leverage my investments, I wonder if making the initial purchase with cash makes things easier and/or cheaper.  Or should I just finance up front?  I would appreciate any advice.  Thanks!

Congratulations!

Interesting question.  It seems to me that there are so many way to invest in real estate that it would be hard for BP to have a negative impact on any one market.  However, I don't doubt the TV guru types can.  Yet even here a flood of newbies will create opportunities for a knowledgeable investor because of the poor investments and decisions made.

@Ronald Laurion sometimes it's better to be lucky than good!  Although obviously we can't count on it.  We happened to find a split level home on a corner lot and although it needed some TLC, it had a new roof and a new furnace.  The owners were a young couple who just wanted out of their mortgage and we were able to come to terms that made everyone happy.  However, I agree with you that the AK market is probably in for a rough ride over the next year or so.

@Robert English it's good to 'meet' you.  Good luck in your search!  We've been here for 11 years and Lord willing, we'll never leave.  We just love this place.
