@Frank Geiger , not rehabbing to a tenant's particular taste/style makes total sense. Thanks for the advice!

I've gotten a general quote at around 5k-10k for something simple. But we still run the risk of the tenant deciding the unit is not to her liking. Tenant seemed a little high maintenance and wants flashy bells and whistles.

My goal is definitely to try and get market rents. The comps in the area for 3bd 1bth unit are anywhere from 2,700-2,900/month. Leimert Park area.

With everything considered I think I'm going to continue without the tenant, put some sweat equity into the place and try going for something more cost efficient and get it rented out from there.

Hi all,

I am in the process of buying my first rental property in Los Angeles, CA. It's a duplex 3bd 1 bth & 2bd 1bth unit . A little back story, I have been in escrow since january. The current owner has to deliver both units vacant. 1 has been vacated and we're waiting on the second unit. The apartment the current tenant was supposed to move into fell through. So now I'm in a situation where the seller is asking if I'd like to keep the tenant because she's looking for a 3 bd apartment (section 8 and has voucher) . All I'd have to do is rehab the front unit for her and she would move into it. (She has agreed to this). Her request was to completely rehab the kitchen and bathroom. It is pretty outdated. My question would be , is it worth inheriting that tenant and meeting her request. How much would that cost. 3bd 1 bath unit is 978sqft . Or is it better to let her leave and not do a total rehab of both kitchen and bathroom but clean and make everything look nice and new ? First time buyer so definitely on a budget when it comes to rehabbing the unit . Thanks !

hard money loans have been a confusing topic for me-- main confusion being how would I be able to pay them back in time. I'm looking to purchase my first property (triplex) on a HML so I've ran the numbers on potential properties and they would be positive cash flowing properties, but there would be no way that I would make enough positive cash flow to pay them back in 6 or even 12 months. How would I go about paying back the loan??

Hey guys, my name is Ronnie and I'm 21 years old. I've recently become very interested in the world of real estate. More specifically im interested with the buy and hold method. My goal with real estate is to reach financial freedom.
