Jayse, I never have done that but I am interested in trying. Our market here is pretty high end and the smallest house will go for 300K so it would have to be pretty run down. Have you done this in the past?

I recently talked with my wife about selling our beautiful home in happy valley and buying a high-end duplex or a not so high-end multi-family - she didn't think it was a step up to move into a complex. 

I am looking at a different direction even though I think selling our house with 200k in equity and owning multiple units is a better direction. That isn't happening. Portland is tough as far as I can see but I love it here. I am not comfortable buying a really cheap single family back east or in the south and renting it out. Maybe I am paranoid but I like to drive by and see how things are going if I could.

I only wished I would have bought a bunch of houses in Sellwood when it was considered undesirable. is it too late to do this at 54? We will see.

good luck and happy hunting - I think we should start our own group here in the Beer city like the one in Seattle I think.
