Thanks Jonathan.  I think they were worried about breaking the lease or a new owner immediately canceling the lease. Thanks for the tip and work with a lender to see what I need to do to assume the loan.

I have an opportunity to purchase an off market deal on a property in MD. The current owner transferred overseas, has the property currently under a 1 year lease, is looking to sell at the end the lease (Mar 25). I qualify for a VA loan but my question centers on the requirements. Normally, when you get a VA loan there is a one year occupancy for the property. Does that transfer with a loan assumption or can I immediately use it as an investment property? Any insight is greatly appreciated.

I'm looking for examples of a seller finance contract for the state of Maryland.  My goal is to set up conditions for my daughter to purchase one of my investment properties through seller financing.  I'm looking to keep costs low and ensure we are both protected.  Any help is greatly appreciated.
