Thanks Ed, yes if Sub2 is do-able on the loan, how do you structure the equity to be paid to the seller?

Thank you all for your input, being a newbie there is not much cash to put down so that limits my options, hence the reason I am looking for creative ways of structuring the deal.

I am a newbie but am looking at a property with a loan, can you elaborate a bit more on how you would structure the deal. The property is listed for $119k, the mortgage balance is $60k, the monthly payments are $700. This is waukegan, IL. Let me know if you would need more info.

I am also looking for private investors or lenders, only one seemed reasonable it turned out that he wanted money upfront...besides that their are only lenders that require certain revenue per year, unfortunately I just started and have no revenue to show.  

We just started and after months of looking and bidding we finally got 4 offers accepted this week.  Now we are looking for private lenders...anyone with suggestions or information, would appreciate your advice.
