Hello investors!
I have a property that I will be privately funding and then planning to cash out refi.
With the changes to seasoning requirements by fannie mae, I’m wondering how this affects this process.
Any wisdom you can share or anyone who has done this before with using private money/personal loan and then paying back?

Hello,
I've been running into a challenge with financing. It seems most hard money lenders will require in depth inspection/appraisal before closing for foreclosed properties. (though several advertised they dont require inspection/appraisal for funding)
Has anyone used hard money lenders for foreclosed properties that typically require to close prior to appraisal/full inspection? I just don't want to spend time attempting to work with hard money lenders if there's no chance of funding without appraisal/inspection.

I have a house with a bathroom that has two separate sink areas but shares a toilet/tub. I’d like to convert to where each has its own shower/toilet.
There is a bathroom directly downstairs that we can connect plumbing with. Curious what you think average cost for this would be?

No, he’s not licensed. He’s a builder who has done contract work.
I do feel bad for the time and effort he’s put in being at the house to have subs in and review floor plan etc but he’s not transparent about cost at all. I fully understand he has his fees but I dont know why I cant get a rough itemized list.
