After analyzing around 60 different properties and deals this month I think I have finally found one that could work for me. I've ran the numbers a few different ways and still come up good, however it is a Portfolio purchase comprised of 4 single family properties. I would be seller financing about 400 k after 60k cash DP at 5 percent amortized for 30 yrs. I have a cash reserve specifically for this purchase and would love hear from / personally talk to someone with experience to see if 1. I am overlooking anything 2. If there is a better way 3. Is it smart to make extra payments monthly to save on interest, and 4.Things I need to know about taking over a portfolio purchase . Mentors are welcome, thanks in advance!

If a new REI does their research and is pre-approved for $400k - should they start with as many units as possible? Theoretically if both deals make sense and are doable financially, which one is better and why?

Beginner Investor here - I still have a lot to learn regarding making an investment where the numbers make sense. Most new investors I am gathering have the same issue - they have learned about how to make a deal but don't have the funds. I have the opposite problem, I have access to the funds but am just starting and do not want to make a mistake that could leave me up s**t creek and rebuilding the funds for another 3 years. I have just started to analyze deals. What are the best videos / resources I can use to calculate where MY personal number goals should be? The calculators and analysis tools here are only helpful to me once I figure out where my minimums should be - I just don't know how to figure that out. Any advice is appreciated - also I am located in Florida if that helps at all. TIA.
