@Justin R. Thanks. I contemplated it. But I them looked into what laws I would be violating and it would be a felony to try and forcibly remove someone from their home.
September will be month 10 with no rent. I'm approaching $20K in lost income.
I do plan to sue something when this ends. I have a Writ of Execution. There is only one thing in my way...the Sheriff doing their job. The notices were posted, the stays had been denied, I was 2 days away of putting what was already a BS nightmare behind me, when the Governors order came down.

I would be interested in filling a lawsuit. I feel I have one of the better cases because I already have a judgment in hand from February. I just can't evict, only a Sheriff can physically evict. I was 2 days away from that happening when the stay at home orders came down. The last time this Tenant paid was November 2019, so I'm at month 8 of my property being held hostage. If anyone has a lawyer in San Diego that would be a good for fit this (I believe this would be an eminent domain case), please let me know. I already contacted the organisations that pursue this stuff, none have bothered with me.

I'm down in San Diego. Have a Tenant who last paid in November. Took to court using attorney and prevailed in Feb. Sherrifs lockout scheduled for Tues Mar 17th. That weekend the governors order came down. I'm About to enter the 8th month Ive had to harbor these deadbeats. I have the perfect case for class action because i was 2 days away from a lockout. Covid19 had nothing to do with my situation. How do we get one going? I'm no lawyer, but it send that the government is declared a temporary eminent domain of my property and as such should justly compensate for that.

Greetings to the BP community,
I've been reading the RSS feeds from BP on my smartphone and listening to podcasts and finally decided to take the plunge and join the BP community! I first got involved in Real Estate while I was still in college more than a decade ago, buying a new construction condo. I've parlayed that investment into six properties that I continue to hold and manage (I subscribe to the Buy and Hold approach for my personal portfolio). I have a degree in computer engineering but on the side I decided to pursue my Brokers license, last year finally taking the State exam and practicing as a bona fide Realtor. I'm looking to explore all aspects of Real Estate and grow my personal portfolio as well as expand my professional services. I'm also interested in ways to optimize processes by developing software (i.e. I developed an Android app while studying for the State exam) to make our lives in Real Estate more efficient.
