i am looking to do a joint venture with an experienced wholesaler in Phoenix area,precisely Maricopa county. I am a virtual wholesaler straight out of Delaware,looking for boots on ground I can work with. i'll handle all the marketing and lead acquisition and you'll handle meeting up with the seller and closing the the deal. It's a SFR but split into two units with 1/1 each so to rent .Both units already rented out. They have not expressed any desire to move, but are no longer in a lease. If you wanted them to stay you could defer the maintenance and continue to collect the 750.00 passive income on day 1. If you want to do a fix and flip, I personally would convert back into a Single Family Residence to get the most bang for your buck! 1 note on the rehab the roof was done a few years ago, so there is no concern on the roof. I personally did not notice any foundation issues.

We are looking for boots on the ground; the job is to go check out the property , do a repair estimate, run rental comps, shoot pictures and video if need be. And our closer will cut you the $500 check at the closing for your work.
